Government Grants & Schemes
First home buyers may be entitled to a concessional rate of transfer duty or even an exemption from paying it altogether under the First Home Buyers Assistance scheme (FHBAS).
Unlike the First Home Owner Grant, the FHBAS applies to:
- vacant land on which you intend to build a home,
- buying an existing home, and
- buying a new home.
The NSW Government recently announced increased thresholds for purchases of new homes and vacant land to build a new home from 1 August 2020.
FIRST HOME LOAN DEPOSIT SCHEME
The First Home Loan Deposit Scheme is an Australian Government initiative to support eligible first home buyers purchase their first home sooner.
As part of the 2020-21 Federal Budget, the Australian Government has committed an additional 10,000 First Home Loan Deposit Scheme (FHLDS) places for the 2020-21 financial year, specifically for eligible first home buyers purchasing new homes.
HomeBuilder provides eligible owner-occupiers (including first home buyers) with a grant to build a new home or substantially renovate an existing home.
On 29 November 2020, the Government announced an extension to the HomeBuilder program to 31 March 2021.
The existing $25,000 grant will still be made available for eligible contracts signed on or before 31 December 2020.
Changes to the extended program including scaling to a $15,000 grant for building contracts (new builds and substantial renovations) signed between 1 January 2021 and 31 March 2021, inclusive.
FIRST HOME OWNER GRANT SCHEME
If you’re a first home buyer and you’re buying or building a new home, you may qualify for a $10,000 grant under the First Home Owner Grant (New Homes) scheme.
To qualify, the purchase price of your new home must be no more than $600,000 (where the commencement of the eligible transaction is on or after 1 July 2017).
If you’re buying land to build a new home, the total price – including the land and home – must be no more than $750,000.
